The Fixed-Price Contract

Once you sign, that’s the price. If we find a spring during foundation work, that’s on us. If lumber doubles, that’s our problem. No escalation clauses. The only way you spend more is if you decide to via a signed change order. That’s the agreement — and we hold both sides to it.

Vacuuming the Wall Cavities

Just before drywall, a client arrived unannounced and found Carter vacuuming every wall cavity to ensure no debris got sealed inside. He wasn’t doing it because they were there. He was doing it because that’s how he builds — the same whether anyone is watching or not.

The Grout Gap

During a routine walk-through, Carter noticed the grout gap was 1/4″ instead of the specified 1/8″. He called the client proactively — before they noticed — and had the tile installers demolish and reinstall. The specs said 1/8″. So it was 1/8″.

We refine the plans and proposal until you say “that’s it.”

Final Plans & Fixed-Price Proposal

The finished plans and the fixed number you’ll sign. The only way it changes is if you change the scope.

Design Selections & Pre-Construction

A guided tour through tile, flooring, and countertop selections with our interior design team, while we handle permitting and approvals.

Is a fixed-price contract really fixed?

Yes. Your price is backed by signed plans and full specifications, with no escalation clauses and no unrealistic allowances that shift risk back to you. Market prices move; your number doesn’t. The only way it changes is if you change the scope.

Is the First Draft really free?

It is. We draw a preliminary floor plan for your specific lot at no cost and with no obligation. You can keep the drawing either way.

Can you build on my land?

In most cases within about an hour of San Antonio, yes. If you’re still shopping for a lot, ask about a Land Tour. I’ll walk the property with you and give you an honest builder’s read before you buy.

Can you manage our build while we’re out of state?

Yes. Many of our Hill Country clients build remotely. You’ll get regular updates directly from me, plus third-party inspection reports at every major stage so you always know where things stand.
